Finding the Right People to Manage your Apartment Rental Building

Unless you’re willing to manage your apartment building yourself, finding the right person to run it can be a bit difficult. Without the right person at the helm, your apartment rental building can really suffer. Rents may not be collected on time, maintenance problems may be ignored, and tenants might be unhappy. So how do find that special person to manage your apartment rental building so you can sleep soundly at night? Read our tips below to assist you in finding that one-of-a-kind on-site manager.

Advertise correctly and in the right places

Placing an ad in the local papers is a great way to attract potential managers. Make sure your ad lists the number of apartment rental units, job duties, and experience and/or skills required. If you expect your on-site manager to fix plumbing problems, then note that in the ad. Otherwise, you’ll receive lots of calls from prospective applicants who have never fixed a toilet before in their life. Another crucial point to mention is the number of hours that the job entails. A person might call up and expect that you’re looking for a full-time manager, when in reality all you need is part-time help.

Advertising online is becoming more and more popular. You can reach a much larger pool of applicants with an online ad since people around the country have access to the ad. Word of mouth is also another way to advertise. Maybe one of your tenants is interested in managing your apartment rental complex; if not, they may know someone who is interested in the job.

Screen applicants

Your screening process begins on the phone. Find out if they meet the specific job requirements before you take your time to meet them in person. Find out their expectations as well (i.e. job duties, hours, pay). There’s no sense in wasting your time with an applicant who’s not available on Sundays or doesn’t like to show apartment rental units.

Once you’ve narrowed down the applicants by phone, start meeting the potential managers. Ask for at least three job references, preferably from a previous on-site manager’s job. Don’t forget about conducting a complete background check, including credit history and criminal check. After all, your on-site manager will have access to all of your apartment rental units – you need someone you can trust at all times.
