Putting your Apartment for Sale on the Market

In today’s tough market, you need to pull out all the stops to sell your apartment for sale. No longer is it enough to just list your property with one of the local real estate agencies in the area and wait for the customers to come streaming into your apartment. It takes patience, good pricing, and even a dose of good luck. There is a fourth item in this list – a good amount of prepping your apartment for sale before it’s even placed on the market.

That’s because just like anything else in life, presentation is half the battle. Follow our tips below to make your apartment for sale as presentable as possible for that quick sale.

Conduct a thorough walkthrough

If you’ve been living in your apartment for a few years or so, you probably don’t notice all the little flaws of your place like a potential buyer would. Conduct a thorough walkthrough of your place as if you’re viewing the place for the first time. Notice all the imperfections and problems and make a list of your findings and decide what is crucial (and financially smart) to repair. Listed below are some of the usual areas to pay attention to:

· Paint – A clean, attractively painted apartment for sale will undoubtedly sell faster than an apartment with peeling paint and dark and dingy walls (assuming it’s priced competitively). Slap a new coat of paint on your walls if needed, as the investment should easily pay off.

· Carpets – Stains or blemishes on carpets can be real eyesores, especially if it’s a lighter shade colored carpet. Try spot removing the stains or even calling a professional carpet cleaner. If the stains still appear, then consider pulling up and replacing the carpet (if it’s financially viable).

· Plumbing – Fix any leaky faucets, as first impressions of a walkthrough stick. Check toilets as well, as many potential buyers flush toilets on a walkthrough.

· Kitchen area – Check that all kitchen cabinets and drawers properly open and close. Make sure that the kitchen disposal works, and if not, have it fixed. Any mold should be cleaned off, and consider replacing any warped countertops with a non-expensive Formica counter.

· Bathrooms – Besides fixing any leaky faucets or toilets, thoroughly clean any mold build-up on the tiles or around the bathtub.
