Managing Rental Houses

In today’s tough economic climate, people are looking for ways to earn some extra money outside their 9 am to 5 pm regular, full-time job. One way to earn some extra cash is applying for a part-time property management job, or to put it another way, as a landlord. Most people, however, envision a typical job like that to be responsible for up to 50 or 60 tenants (basically a full-time job). However, there’s another type of landlord position available – one for rental houses, or homes for rent.

What does a landlord for homes for rent do?

A landlord for homes for rent basically acts like a typical landlord, but on a smaller, more manageable scale. This type of landlord might be responsible for four or five rental homes in any given time period. Actual job responsibilities might include the following:

· Collecting rent each month

· Sending out any rent increase letters and eviction notices

· Interviewing potential tenants

· Taking care of any maintenance issues (i.e. leaky pipes, clogged drains, etc.)

· Calling professionals when needed to repair bigger problems (i.e. broken air conditioning compressor)

· Taking care of yard maintenance unless the owners hire gardeners (i.e. mowing the lawn every 2 weeks)

· Handling any emergency calls or situations (i.e. busted pipe that leaks through the entire house).

How to find homes for rent to manage?

Finding rental homes to manage might be a little more difficult than finding a regular apartment building to manage, but it can be done. Here are some tips:

· Search the classifieds for rental homes that are located in the same area with the same owner (if it’s rental by owner). Once you’ve located that owner, contact that person and suggest that you become the landlord or property manager for those rentals.

· Contact local real estate offices and ask to speak to the agent(s) who deal primarily with rental houses. Find out if the same person owns some of the rentals, and if so, ask for their contact details.

· Search the web for rental properties. Online property listing sites list hundreds of rentals throughout the country. Conduct a search in a specific area and within seconds a full listing homes for rent should appear. Again, narrow your search to a person who owns several properties.
